For the investor that doesn't care for the
burden of owning and operating rental property,
we can offer an alternative Real Estate backed
investment, Contracts for Deed and Privately
held Mortgages.
Contract for Deed
Contracts for Deed can be purchased at discounts
that produce yields from 12 1/2% to 18
1/2%. The amount of risk can be controlled
by the investor's choice of discounts and needed
yields. High equity contracts are preferable and
Real Estate "usually Homes" are the contract
collateral. Contracts make an excellent
investment and provide monthly income. Risk can
run from virtually none to high.
Private Mortgages
If you require or need an investment that
carries very little risk and will show returns
of 101/2% to 14%, private mortgages
should be considered. Real Estate equity
positions between 30% and 50% back the mortgage
investment and because of the high equity in the
property, the Real Estate broker may stand
behind the performance of the mortgagor by
guaranteeing payments in exchange for taking
ownership of the property in the event there is
a foreclosure action. |
